Funds for a Lucrative Buying Opportunity in London
Our client, an experienced property investor, had the opportunity to buy a residential investment property in West London at well below the market value.
The client had already obtained planning permission to enhance the property, pre-completion. It was to be converted into a high-income generating HMO property – significantly increasing the value. The client was under pressure to complete on the purchase and was clearly keen not to miss out on this lucrative buying opportunity.
Whilst asset rich, cash flow was tight and the client needed 100% of the purchase price to complete the transaction. In order to fund 100% of the purchase, we took additional security over an additional residential investment property in London and another in Llandudno, Wales.
